Terms of Service

These Terms of Service ("Terms") govern your use of Vantage Stays' website, booking platform, and services. By booking a cabin with Vantage Stays or using our services, you agree to these Terms. If you do not agree, please do not use our services.
1. Booking and Reservation Terms
Eligibility
You must be at least 21 years old to book a cabin and must provide accurate information. The person making the reservation is responsible for the entire group and all charges.
Reservation Confirmation
A reservation is confirmed only after payment of the required deposit. You will receive a confirmation email with check-in details and property information.
Pricing
Prices are subject to change without notice. Once you complete a booking, the agreed-upon price is locked in. All prices are in USD and include nightly rental fees. Cleaning fees, taxes, and additional charges will be clearly stated before booking.
2. Payment Terms
A 30% deposit is required to confirm your reservation. The remaining balance is due 7 days before arrival. We accept major credit cards, bank transfers, and PayPal. Payment processing is secure and complies with PCI-DSS standards. You agree to pay all charges incurred for your reservation.
3. Cancellation Policy
- Cancellation 60+ days before arrival: Full refund of deposit and all payments
- Cancellation 30-59 days before arrival: 50% refund
- Cancellation within 30 days: Non-refundable
Cancellations must be submitted in writing. Refunds are processed within 10 business days to the original payment method.
4. Property Rules and Guest Conduct
Rules
Guests must:
- Respect the property and all furnishings
- Keep noise levels reasonable, especially between 10 PM and 8 AM
- Dispose of trash properly
- Not smoke inside the cabin (smoking permitted only on designated outdoor areas)
- Not use the property for commercial purposes without written permission
- Obey all local, state, and federal laws
Prohibited Activities
Prohibited activities include: illegal drug use, excessive alcohol consumption, parties exceeding the guest count, weapons of any kind, and any conduct that disturbs neighbors or damages the property.
Damage and Liability
Guests are responsible for any damage to the property beyond normal wear and tear. Damage charges will be deducted from your deposit or invoiced separately. Vantage Stays is not liable for property damage caused by guests. We provide property insurance for structural issues and accidents beyond guest control.
5. Intellectual Property
All content on our website -including text, images, logos, and code -is the intellectual property of Vantage Stays or licensed partners. You may not reproduce, distribute, or use any content without written permission.
6. Limitation of Liability
Vantage Stays is provided "as is" without warranties. We are not liable for: lost personal belongings, personal injury, illness, death, or indirect damages arising from your stay. Our liability is limited to the amount you paid for your reservation.
7. Dispute Resolution
Any disputes arising from these Terms or your reservation shall be resolved through good-faith negotiation. If negotiation fails, disputes will be resolved through binding arbitration in Sevier County, Tennessee, under Tennessee law. You waive the right to a jury trial.
8. Modifications to Terms
Vantage Stays reserves the right to modify these Terms at any time. Changes are effective upon posting. Continued use of our services constitutes acceptance of modified Terms.
9. Governing Law
These Terms are governed by the laws of the State of Tennessee, without regard to conflict of law principles.
